Professional community signage produced by R.E.S.S.

Community managers don't have time to chase a sign vendor. Since 1978, R.E.S.S. has been the authorized signage provider for 100+ Southern California associations. We produce the parking, pool, ADA, rules, and wayfinding signage communities run on, keep each community's specs on file, and install with our own crews.

Compliance firstCalifornia sign law is extensive — and litigious. We flag outdated tow-away, pool, and ADA signage before it becomes a claim.
Board-ready processClear quotes and proofs your board can approve in one meeting, not three.

Signage we produce for communities & managed properties

The signs that keep a community safe, legal, and looking managed.

Parking & tow-away signs

A defective tow-away sign voids parking enforcement entirely — and can expose the association to double the tow and storage fees. Compliant signage at every entrance is what makes enforcement stick.

Pool & spa safety signs

Required pool signage on durable substrates. The code changed in 2015 — many communities still run the old wording.

ADA parking signs

Accessible-parking signage to current California specs — mounting height, "Minimum Fine $250," and Van Accessible panels.

Rules & amenity signs

Pool hours, park rules, pet rules, clubhouse and amenity signage that reads clean and holds up.

Wayfinding & address signs

Directionals, building and unit IDs, and address visibility that helps guests — and first responders — find the right door.

Listing & open house signs

We're the approved listing-sign provider for 100+ HOAs — agents order community-compliant signs straight from our store.

FREE Community Signage Audit — Compliance · Condition · Brand

Faded signs age a community. Non-compliant ones expose the board. Our audit checks three things in one visit. Compliance — the priority: the signs that create real liability when they're wrong or faded — tow-away, pool safety, ADA parking, fire lane and address visibility. Condition: a prioritized punch list of every sign that's faded, damaged, weathered, or missing — and for each, whether it can be restored or needs replacement, with budget ranges tied to your reserve study. If a sign looks neglected, homeowners wonder what else is — and that reads straight into property values. Brand — the bonus: whether your signage carries the community's brand, so every sign looks official, approved, and worthy of a top-tier community. You get a short, board-ready report with photos and priorities — yours to keep, whether or not you ever order a thing from us.

Property management sign FAQs

Can you replace signs across multiple communities?

Yes — portfolio work is our normal. We keep each community's specs, colors, and mounting standards on file, so replacements match and new communities onboard fast.

Do you handle tow-away and parking signage requirements?

Yes. California Vehicle Code 22658 sets specific requirements for tow-away signage — size, wording, and placement at every entrance. Without compliant signage an association generally can't tow, and a defective sign can make the association liable for double the tow and storage fees. We produce to current specs and flag anything outdated during an audit or from photos.

Do you install, or just print?

Both. Our crews install, replace, and remove signage across Orange County, Los Angeles, and San Diego — posts, panels, and mounting included.

What is the FREE Community Signage Audit?

A free on-site audit of one community — three checks in one: Compliance (tow-away, pool, ADA, fire lane), Condition (a prioritized punch list of faded, damaged, or missing signs, with restore-vs-replace pricing and budget ranges tied to your reserve study), and Brand (whether every sign looks official, approved, and on-brand for the community). You get a short, board-ready report with photos and priorities, yours to keep. No obligation.

How fast can you produce replacement signs?

Standard production is 3–5 business days from proof approval, with Fastrak next-day, 2-day, and 3-day options. Install typically follows within 24–48 hours.

Do you supply agent listing signs for our community?

Yes — we're the authorized listing-sign provider for 100+ SoCal associations. Agents order community-approved signs directly from our store, so every listing sign in your community matches the standard.
